The best spring lawn in the neighbourhood is built between August and October. Fall is when cool-season grass grows roots instead of blades, weeds are winding down, and soil is warm enough for fast germination. Here's the calendar a lawn pro would pin to your garage wall.
August: grubs and groundwork
- Grub check (early August): peel back a square foot of turf in a suspect brown patch. More than 5–6 white C-shaped grubs = treat now, while they're small and near the surface. Curative treatments work in August; by October the grubs are big, deep and indifferent.
- Soil test: a $15–25 kit tells you whether the lawn actually needs lime or phosphorus, and saves you from guessing at the fertilizer aisle.
- Sharpen the mower blade — ragged cuts brown the tips and invite disease during humid weeks.
Late August–September: the big three weekends
- Core aerate when soil is moist. Compacted lawns (kids, dogs, clay) get the most dramatic response. Leave the plugs — they melt back in.
- Overseed immediately after aerating — seed falls into the holes and germinates in warm soil. Match seed to your sun: dense shade needs a shade mix, not more of the same sun blend. Keep the top half-inch moist for 2–3 weeks (light daily watering — the one time daily watering is right).
- Feed with a fall formula once new grass is up and mowed twice. Skip the "weed & feed" over new seedlings — the herbicide half hits baby grass too.
October: the closer
Keep mowing to the end (last cut slightly shorter), mulch-mow the early leaves into the turf, rake or blow the heavy drops, and put down the final feeding of the season in mid-to-late October — it's the application university turf programs consistently rank most valuable.
Quick answers
Can I just overseed without aerating? You can — germination improves a lot with any soil contact, so at minimum mow short, rake hard, then seed.
When is it too late to seed? You want ~45 days of growing weather before hard frost; in the transition zone that means finishing by early October.
Preventer or curative for grubs? Preventers (applied early summer) protect next year; in August you need a curative product — check the label for "curative" or "24-hour" wording.
